Reilly Structures provided structural engineering design, building warrant drawings, and construction detailing for the conversion of an integrated garage into an open plan living space within a new-build residential property.
The project involved converting a partially finished garage into a functional ground-floor room that seamlessly integrated with the main house. The design was developed to match the existing construction standards and comply with current Building Standards (Scotland).

Structural opening formed in the original load bearing wall with a new engineered timber lintel solution
New insulated floor, coordinated with the existing slab, including DPM, insulation, and floor finishes.
Updated window and door openings with thermal, acoustic and fire compliance
All detailing provided to support successful Building Warrant approval and contractor installation
