This project involved structural alteration works to an existing commercial premise in Longniddry to support a revised layout and improved functionality. The scope of works included the removal of several internal loadbearing walls and the installation of new steel framing to support a new layout.

A key feature of the design was the integration of numerous new and existing steel beams via bespoke welded connections. Multiple beams were trimmed and fixed into newly introduced columns and padstones to support revised load paths and maintain the integrity of the structure.

Careful sequencing of temporary works was required to safely remove existing elements while introducing new structural supports. All works were designed in line with current British Standards and Scottish Building Regulations, with full consideration for sequencing, site tolerances, and practical constructability.


Key Challenges:

  • Integrating existing steel beams into a new layout using welded and bolted retrofitted connections

  • Designing bespoke structural steel work connections 

  • Supporting existing masonry walls and floors during phased structural works


Advanced structural modelling software, including IDEA StatiCa, was used to analyse and detail bespoke steel connections, ensuring safe force transfer in areas of high stress and limited access. This allowed for confident integration of both new and existing steelwork under demanding constraints.

This project showcases a practical approach to modifying commercial structures using well-engineered steelwork, targeted use of structural software, and efficient detailing — all while maintaining buildability and compliance on site.
